Whites Residential Lettings Ltd manages a wide range of student accommodation across Northampton, from individual rooms through to larger shared houses and purpose built student accommodation.

We specialise in student HMO management and all of our managed student properties are maintained in line with current housing, safety and HMO licensing regulations. Many properties are licensed HMOs (Houses in Multiple Occupation) regulated through West Northamptonshire Council where required by law.

We pride ourselves on offering well maintained, modern and comfortable student accommodation supported by a proactive management team. Our experienced staff assist with:

  • Tenancy applications;
  • Maintenance reporting;
  • Rent enquiries;
  • Compliance and safety matters;
  • End of tenancy guidance and deposit queries.

The rental sector has changed significantly under the current Renters’ Rights Act framework, including updated tenancy structures, stronger tenant protections and revised possession procedures. Our team works to ensure properties and tenancy processes remain compliant with the latest legislation while continuing to provide practical support for both tenants and landlords.

Our centrally based office in Abington is staffed by an experienced team available to assist throughout the tenancy. We also operate a maintenance reporting system and emergency contact support for urgent out of hours issues where required.

Finding a student property could not be easier. Properties are advertised through major portals including Rightmove, OnTheMarket and our own website. Viewings can be arranged by phone or email at a convenient time.

Once a property has been chosen, much of the tenancy process can be completed electronically, including referencing, document signing and tenancy agreements.

During the tenancy we carry out periodic inspections to help ensure properties remain safe, well maintained and compliant. We also work proactively with tenants and landlords to address maintenance issues as quickly as possible.

At the end of the tenancy, we provide guidance regarding cleaning, check out procedures and tenancy deposit returns to help minimise disputes and improve the likelihood of deposits being returned in full, subject to the condition of the property and tenancy obligations being met.

Whites Residential Lettings Ltd are members of Propertymark and hold Client Money Protection. Tenancy deposits are protected within a government approved tenancy deposit protection scheme throughout the tenancy.
