  • Produce details on property
    • Advertise on the major web property portals including Rightmove & PrimeLocation
    • Accompany all viewings
    • Referencing using FCC Paragon (£24 inc VAT per tenant)
    • Implement Tenancy Agreement, once tenants have passed referencing
    • Associated documents “How to Rent”, EPC, Gas Certificate and draft agreement provided and receipted
    • Implement Right to Rent checks
  • Prepare inventory – £180 inc VAT
    • End of Tenancy pre-checkout and carrying out final checkout
    • Organise any work required after agreement from Tenant/Landlord
  • Collect rent monthly. Deduct charges.
    • Pay Landlord by BACS. Keep informed of non-payment
    • Inform service providers, gas, electric, water and council tax
    • Provide a maintenance service for the property
    • Visit property one month after first occupied then every four months
    • Organise Landlord Gas Safety certificate
    • Organise Electrical certificate (where required by landlord)
    • Cost of certificates to be paid sepearately
  • Carry out basic Legionnaires Assessment
  • On request, supply an annual statement for your tax advisor

Renewal of contracts £196 (inclusive of VAT)

  • Liaising with Tenant/Landlord for renewal
  • Prepare new agreement. Re-register the deposit
  • Hand delivery of section 21
