Whites Residential Lettings Ltd provides a proactive fully managed service designed to support landlords through the increasingly regulated private rented sector, including the evolving requirements introduced through the Renters’ Rights Bill and wider landlord compliance legislation.

We are members of The Property Ombudsman for Residential Letting Agents (Membership No. D6748) and subscribe to the TPO Code of Practice, which is available upon request or can be viewed at our office. We also hold Client Money Protection through Propertymark (Reference C0015614).

Our service is designed to provide landlords with a transparent, hands on and compliant management solution, whether letting a single residential property or a larger HMO investment.

Managed Service – 12% Inclusive of VAT

Our fully managed service includes:

  • Monthly rent collection and prompt landlord payments by bank transfer;
  • Issuing monthly statements and deducting agreed contractor invoices;
  • Ongoing communication with tenants regarding tenancy matters and rent payments;
  • Chasing rental arrears and keeping landlords informed of non payment issues;
  • Arranging maintenance and repairs through trusted local contractors;
  • A property visit approximately one month after occupation and then every six months thereafter;
  • Guidance regarding ongoing landlord compliance obligations and legislative changes.

Initial Tenancy Set Up – £384 Inclusive of VAT

Our tenancy set up service includes:

  • Producing marketing details and advertising the property on our website, Rightmove and Zoopla;
  • Accompanying viewings and negotiating tenancy terms;
  • Preparing tenancy documentation and prescribed legal documents;
  • Issuing documents electronically via Docusign including the “How to Rent” guide, EPC, Gas Safety Certificate, Electrical Certificate and tenancy agreement;
  • Carrying out tenant referencing through FCC Paragon;
  • Completing Right to Rent checks in line with current legislation;
  • Liaising with landlords and tenants regarding any agreed works prior to occupation;
  • Informing utility providers and local authorities of tenancy commencement;
  • Registering the tenancy deposit with the Tenancy Deposit Scheme and issuing prescribed information.

Inventory Service – £180 Inclusive of VAT

Our inventory service includes:

  • Preparing a detailed written inventory and schedule of condition;
  • Taking supporting photographs and video evidence where appropriate;
  • Providing documentation to assist at the end of the tenancy and in the event of any deposit dispute.

End of Tenancy Service – £168 Inclusive of VAT

Our end of tenancy service includes:

  • Carrying out a pre check out review where appropriate;
  • Completing the final inventory check out inspection;
  • Assessing dilapidations and negotiating deposit deductions where necessary;
  • Recording final meter readings;
  • Administering the return of the tenancy deposit through the tenancy deposit scheme.

Rent Review & Rental Increase Services

Annual Rent Review – £48 Inclusive of VAT
We review the rent in line with the local market and provide guidance to landlords regarding achievable rental values.

Rental Increase Service – £144 Inclusive of VAT
Where required, we prepare and serve the appropriate statutory notice, including supporting evidence and proof of service, in accordance with current legislation.

Disputed Rent Increase / Tribunal Attendance – £300 Inclusive of VAT
Preparation for and attendance at a Rent Tribunal where a proposed increase is formally disputed by the tenant.

Possession Services

Possession Notice Service – £198 Inclusive of VAT
Preparation and service of the relevant legal notice relating to landlord occupation, sale of the property or rent arrears matters.

Disputed Possession Assistance – £240 Inclusive of VAT
Assistance with preparing documentation and attending court proceedings where possession matters become disputed.

Withdrawal Fee – £360 Inclusive of VAT

Where management is terminated after the tenancy has commenced and the tenant remains in occupation, we will arrange the transfer of the tenancy deposit and provide relevant tenancy documentation to the landlord or successor agent.

Energy Performance Certificates – £79 Inclusive of VAT;

Gas Safety Certificates including appliance service – £102 Inclusive of VAT;

Electrical Installation Condition Reports – from £180 Inclusive of VAT;
